[Business Transfer] Group Home Facility for People with Disabilities, Business Succession / M&A

[Products / Services] We will transfer a complete set of a group home facility for people with disabilities. The current facility envisions a pet-friendly model, and if you are interested, you can carry on that business format (you do not have to carry it on). It is a women's group home using a near-new pre-owned detached house. Surrounded by nature, it is a bright and quiet facility. [Business Strengths / Differentiation] The facility is in particularly good condition, comparable to new construction. The surrounding environment is a quiet locale, and nearby residents have warmly welcomed it. The facility equipment is fully in place, so there is no need to buy things anew. The caregivers are a small, elite team of good staff. The service manager is a specialist also well versed in child welfare. We already have a network with the main disability-related facilities in the area, making it possible to continuously receive client referrals. [Customers / Customer Acquisition] Direct sales visits, DM, phone/fax, and referral sales. Also website, web advertising, and SNS use. [Revenue Model] Revenue basically consists of two streams: billing to the National Health Insurance Federation and billing to the users themselves. [Costs] Roughly facility rent, personnel costs, plus utilities, communications, and office expenses. [Resources (People / Equipment / Capital)] If needed after the succession, the current owner can provide PMI support. We provide operational support on a contract basis, specifically sales/user acquisition activities, caregiver management, coordination with government agencies, and additional facility search/development activities. [Business Model, Other] We market it as pet-friendly. We have a contract with a certain FC chain, so you can use that know-how (however, a monthly contract fee of 10% of sales is required). The contract with the chain can be canceled at any time at will (we were also planning to cancel it shortly).

■製品・サービス 障がい者グループホームの施設一式を譲渡します。今の施設ではペット共生型を想定しており、ご興味があればその事業形態を引き継ぐことも可能です（引き継がなくても良いです）。 新築に近い素敵な中古戸建てを利用した女性向けのグループホームです。自然に囲まれ、明るく静かな施設です。 ■事業の強み・差別化ポイント 施設の状態は特によく、新築並みの状態の施設です。周辺環境も閑静な土地柄で、周辺住民も暖かく迎え入れてもらえています。施設設備も一通りそろっており新たに買い直す手間はありません。世話人も少数精鋭で良いスタッフを揃えています。サービス管理責任者は児童福祉にも精通した専門人材です。すでにエリア内の主要な障がい者系の施設にはネットワークが持てており、継続的に利用者紹介を頂くことは可能です。 ■顧客/集客方法 直接の営業訪問、DM、電話・FAX、紹介営業です。またHP、Web広告、SNS活用などです。 ■収益モデル 基本的には国保連への請求と、利用者自身への請求の2本の収益から構成されます。 ■コスト 施設の賃料、人件費、その他水道光熱費、通信費、事務経費くらいです。 ■リソース（人材・設備・資金） 承継後も必要であれば現オーナーがPMIとしてサポートさせていただくことは可能です。業務委託として運営面のご支援を行います、具体的には営業・利用者獲得活動、世話人マネジメント、行政との調整業務、追加の施設探索・開発活動などです。 ■ビジネスモデルその他 ペット共生型をうたっております。あるFCチェーンと契約はしているのでそのノウハウを利用いただくことは可能です。（但し毎月の契約料として売上の10%は必要）ただしチェーンとの契約はいつでも任意に解約可能です（弊社も近々に解約する予定でした）

事業の整理・集中のため

■どのような相手に譲渡したいか ・新たに障がい者福祉事業を始めようとされている中小企業、または個人 ・すでに施設を運営されている障がい者グループホーム等の事業者で事業拡大のため拠点の新設を検討されている中小企業、または個人 ■譲渡内容その他 障がい者グループホームを開設してまだ日は浅いですが、施設の状態はよく、サービス管理責任者、世話人さんたちも良い方々で体制を組めています。 コロナ感染リスクの影響もあって利用者はまだ十分に確保できていませんが、利用問合せ、見学、体験入居などは入ってきており、満床になる見込みも立てられます。 施設設備及び体制、ノウハウ及び利用者（検討中の顧客リストなど含む）を譲渡させていただき、地域の障がい者福祉と雇用確保の点で事業としての継続をしていただきたいと考えています。
